Fraser & Winter Park Land Development Attorneys

Navigating the land use and development process in Colorado’s mountain and resort communities is no small feat. From securing zoning entitlements and subdivision approvals to addressing water rights and environmental concerns, each step of a project’s life cycle requires meticulous legal planning, regional understanding, and strategic advocacy. Our Winter Park land development attorneys understand the unique challenges of building in Grand County—and how to move projects forward in mountain terrain and high-altitude jurisdictions.

Whether you’re planning a hospitality project in Winter Park, a residential subdivision in Fraser, or a commercial venture in Granby, JVAM offers comprehensive land use counsel tailored to the environmental, regulatory, and political landscape of north-central Colorado.

We serve clients across Winter Park, Fraser, Granby, Tabernash, Kremmling, and Hot Sulphur Springs.

With robust experience in real estate and transactional law, we provide integrated legal support that reduces risk, anticipates hurdles, and supports long-term development goals.

Comprehensive Land Use Legal Services

Our attorneys have successfully represented clients in land use applications throughout Grand, Eagle, Pitkin, Summit, and Chaffee counties. We help clients align projects with community priorities, zoning ordinances, infrastructure demands, and environmental protections.

  • Utility and infrastructure coordination

  • Public hearing preparation

From Fraser to Granby, we guide clients through code compliance, engineering requirements, and community engagement to keep their projects on track.

In Grand County, annexation into a municipality like Winter Park or Granby can offer access to infrastructure and expanded entitlements. JVAM provides full-service representation, including:

  • Pre-annexation agreements

  • Development and improvement agreements

  • Infrastructure planning

  • Negotiation with towns and special districts

We help clients pursue annexation strategically—balancing project goals with municipal incentives and land use considerations.

Water & Mineral Rights

Water and mineral access is often a gating issue in Grand County development. Our attorneys help clients secure essential resource rights, including:

  • Water rights research and acquisition

  • Well permitting and augmentation plans

  • Ditch easements and access issues

  • Mineral title due diligence and notification

JVAM has particular experience in semi-rural and mountainous areas where resources are tightly regulated and closely scrutinized.

Before capital is committed, our attorneys help clients assess and de-risk their acquisitions. Our due diligence services include:

  • Title and encumbrance review

  • Zoning and land use verification

  • Environmental risk assessment

  • Utility and easement research

  • Local plan and policy alignment

From Winter Park to Kremmling, our early-phase legal work helps avoid costly surprises down the line.

Governmental Coordination & Advocacy

Land use is inherently political. Our Winter Park land development attorneys are experienced in guiding clients through public process and intergovernmental coordination, including:

  • Drafting land use applications and narratives

  • Coordinating with planning staff

  • Preparing for and attending public hearings

  • Engaging with councils, commissions, and stakeholders

We provide a steady hand and trusted reputation before governing bodies throughout Grand County.
