basalt Land use attorneys
At JVAM, our Basalt land use attorneys guide clients through the legal complexities of development in Colorado’s mountain corridor. Whether you’re subdividing property in Elk Run, planning a mixed-use project in Willits, or addressing zoning in unincorporated Eagle or Pitkin County, our team delivers precise legal strategies informed by deep regional experience.
Based in Basalt and active throughout the Roaring Fork Valley, JVAM provides end-to-end support for projects that intersect with local land use codes, environmental policy, water rights, and community values.
Regional Insight. Comprehensive Counsel.
With offices across Colorado’s mountain towns, JVAM has built strong working relationships with local planning departments, staff, and commissions. Our attorneys understand the dual-jurisdictional challenges of Basalt—where projects often involve both Eagle and Pitkin County regulations—and are skilled at harmonizing complex zoning and development frameworks.
We represent real estate developers, ranchers, local governments, and electric cooperatives in aligning their projects with evolving land use goals, infrastructure requirements, and permitting constraints.
Legal Services for Basalt’s Development Landscape
Our land use and development practice supports clients at every stage of the entitlement and approval process:
Zoning & Site Plan Entitlements
Site plan and design review
Zoning variances and special use permits
Map amendments and rezoning
Nonconforming use analysis
Basalt’s commitment to smart growth and aesthetic standards means that successful applications require thoughtful planning, persuasive narratives, and full code compliance. JVAM delivers all three.
Subdivisions & Boundary Adjustments
Major and minor subdivision filings
Lot consolidations and boundary shifts
Platting, replatting, and infrastructure coordination
We’ve helped clients move subdivision applications smoothly through review in Basalt, Eagle County, and neighboring jurisdictions, minimizing delays and maximizing value.
Annexation & Intergovernmental Agreements
Annexation petitions and negotiations

For Basalt-area projects—including those in Old Snowmass and rural Midvalley—our water law and mineral experience is critical to development viability.

Environmental constraints and zoning evaluation
Comprehensive plan and use verification
JVAM helps clients de-risk transactions and land acquisitions before committing capital. We collaborate with engineers, surveyors, and environmental consultants to assess feasibility holistically.
Government Coordination & Public Advocacy
Application drafting and submittals
Planner communication and staff negotiations
Public hearing preparation and representation
Our attorneys are a trusted presence before Basalt’s Planning & Zoning Commission, Town Council, and the boards of both Eagle and Pitkin Counties.
